"Sun Puppy Point" is a newly renovated 2 bed, 2 bath main-floor condo in the heart of Sandestin® Resort. Close to everything - take the golf cart, tram or walk to Baytowne Wharf and Grand Boulevard. King bed in master, king bed in guest room, living room has full size sleeper sofa. If you have to work, you will find 2 dedicated workstations and a mobile workstation as well. First floor convenience, open kitchen, new washer & dryer in the unit AND a private pool just for our little community as well as 2 additional resort pools (both heated!) just a short ride away!

"Sun Puppy Point" is a nicely renovated 2 bedroom (both king beds!), 2 bathroom main-floor condo in the heart of Sandestin®! The interior is tastefully designed with coastal furnishings, window treatments, and artwork with solid flooring throughout the main living space. Gorgeous bay and marina views are enjoyed from the deck year-round and guests are able to tram, walk, or bike to Baytowne Wharf, Sandestin® Resort beach, and Grand Boulevard!

"Sun Puppy Point" is disability and child-friendly. It is situated on the ground floor - there are no steps to be climbed to move about the condo after the few steps leading to the front door. A Pack n Play is also provided.

There is a king-sized bed in the huge master bedroom, with a gorgeous view of the bay out the back window. There is a dedicated workspace in the master bedroom for those who are digital nomads. The master bedroom has access to the sunny deck and has a private bathroom attached.

Another king bed makes up the large guest room with another dedicated workspace (with a rising and lowering desk). The décor is just delightful and makes guests feel at home! There is another full bathroom just outside the guest room.

The living room has a brand new sofa sleeper and cozy chairs for kicking back and relaxing in comfort. The living room also has a Smart TV, so remember to bring your Netflix/Amazon Prime/streaming credentials with you on your trip. There is more than enough room for everyone to settle in at "Sun Puppy Point."

This privately-owned condo has a large kitchen featuring a gorgeous new tile backsplash, brand new appliances, and trendy cabinets. The kitchen is fully equipped for the enthusiastic cook who enjoys feeding family and friends! A coffee maker is available, and the kitchen includes a little sitting nook for quiet mornings as the rest of the crew emerges from their restful night's sleep.

"Sun Puppy Point" is located centrally within the resort of Sandestin® and is on the bayside nestled amongst golf courses, the conference center, and Baytowne Wharf! "Boomin' Tuesdays," the weekly spring/summer fireworks at Baytowne Wharf, are clearly viewed from the deck for your own private show!

The beach is a mere 1 mile away (please bring your own beach towels), close enough to tram, walk, or bike over but far enough away to escape the hustle and bustle (and noise) of beach life. Walk out the front door and head in any direction towards fun and entertainment! All of the fun is within 1 mile of the front door!

Please note that there is a DEDICATED pool for only those staying at Harbour Point which requires a key for entry. This is a very nice feature for our guests!

We, the owners, take great pride in providing the types of amenities that they, themselves, look for when traveling with extended family. You will find everything you need to cook, relax, and enjoy your vacation, including the new 4 seater golf cart, a full size washer and dryer (new in 2024) in the unit, power stations on each nightstand, bathroom amenities, Pack n Play, and beach chairs for your use. We live here in the off season!

Cleanliness is critical to a guest's experience, and we employ the most highly rated housekeepers in the area.

House Rules
- Renters must be at least 25 to rent the unit. Sandestin has mandatory quiet hours starting at 10:00 PM and they are enforced by property security.

- Surveillance Device Disclosure: We have a security doorbell that records video and audio of those entering the home. There are no devices inside of the home.

RENTAL AGREEMENT AND POLICIES

By booking on (VRBO) , AirBnb, TripAdvisor Rentals, Houfy, or directly, you agreed to the following terms.

Arrival time is 4pm or later. Once you check in at the Sandestin security gate, give them your name and property address and they will issue you a car pass that has to be displayed on your window/dash.

Directions and Parking:
If you are using a GPS system, the address of the house is (masked until booked) in Miramar Beach, FL. Sandestin is a gated community so you will need to come through the visitor’s side of the entrance and check in with the guard for your parking pass. They will have your name on file (the name you used when making the reservation).

No campers, trailers, ATVs, boats, etc will be allowed to be parked in Sandestin at any time. If you have any of these items, please contact me at (masked until booked).

Door Code: You will receive a door code that allows you access to the condo for the specific dates you are here. Your DOOR LOCK CODE IS: _______. Please be sure you are always closing and locking the door when you leave the condo.

BEACH ACCESS - If you are going to the beach, you can walk, cart or drive. If walking, carting or biking, there is a tunnel that goes under 98 that you access just past the main entrance gate. If driving, simply cross 98 and go through visitor’s side of the gate. Your parking pass will allow you access to this side of Sandestin as well. The Sandestin beach access is located at the end of the road on the right-hand side right before you get to the Hilton. You will pass the private beach club and several high-rise condos on your right and the golf course on your left. When you pass the mini golf course on the right-hand side, the parking for the beach is immediately next. There are signs to show you where to take the boardwalk to the beach. Please make sure you rinse off any sand at the outdoor showers at the beach access. If you do not rinse properly, the sand will clog up the bathtub drains.

HEAT/AC - Please be considerate with getting the doors closed when the AC/heat is on. Also, to maintain a comfortable temperature in the bedrooms, it’s helpful to draw the drapes by noon. Please do not turn the thermostat below 67 degrees during high temperature months nor have the a/c running with doors and/or windows left open as these will cause the system to freeze.

DURING YOUR STAY:

There is free WIFI available in the unit – _____ is the name. The password is ____. There are televisions equipped with cable in both bedrooms and the family room. All televisions have smartTV functionality, so remember to bring your preferred online streaming credentials with you if you want to use Netflix, Amazon, HULU, etc! Please do not disconnect any of the TV components during your stay. Please keep the patio doors closed if the A/C is running.

The outdoor areas at “Sun Puppy Point” are to remain clear at all times. No strollers, bikes, toys, beach chairs, towels, etc can be left on the outdoor walkways. Please use the outdoor storage bin for any of the beach chairs, toys, etc and the patio for bikes if you’ve rented them for your stay. We have very strict HOA rules that will be enforced.

Towels, please be sure to bring your own beach towels for the beach. Any of our towels that are missing or covered in sand are $15/each.

Non-Smoking Only throughout the entire house and the deck and patio Any smoking results in the forfeiture of your damage deposit and additional cleaning fees.
No pets of any kind.
No Parties or underage drinking. Only registered guests are allowed.
Swim at your own risk.
Fire Extinguisher is under the kitchen sink.

The owners of the home are not responsible for any damage to personal property or personal injuries on the property or in the condo. The undersigned guest, their guests, assignors, executors, and administrators, completely and fully legally releases and discharges the owners from any and all liabilities, claims, loss or damage of any nature which has been experienced, loss or damages related to any injury or injuries. The owners are held free from responsibility for acts of theft, vandalism, or damage to guests’ personal property.

NO refunds will be given for temporary outages of electricity, gas, water, cable, telephones, or other utilities. Outages should be reported immediately. Appliances, electronics, plumbing, and HVAC issues should be reported immediately for repair.

STORM POLICY: No refunds will be given unless: The state or local authorities order mandatory evacuations in a “Tropical storm/Hurricane Warning” area. The day that the authorities order a mandatory evacuation in a “Tropical Storm/Hurricane Warning” area, we will refund any unused portion of rent from a guest currently registered; any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay to come in after the warning is lifted; and any advance rent collected or deposited for a reservation that is scheduled to arrive before, during, or immediately after the Hurricane Warning period. Again, this policy only applies to “Tropical storm/Hurricane Warning” areas under mandatory evacuation orders by state and local authorities.

HOA/COA rules and regulations are in place to keep all owners and guests safe and provide a pleasant experience. All rules must always be followed. Owners and building associations reserve the right to exercise eviction authority for reasons deemed appropriate by the owners or Association. Booking Total will be forfeited in full in the event of an eviction with no refunds available to guest.

Please respect our home as you would your own home, so we can make this a great vacation home for all our guests. Thank you!!

CHECK OUT TIME IS 10AM
Please leave our home in the same condition that you found it and follow these basic procedures to ensure your deposit is fully refunded.

1) Empty all garbage cans and put bagged garbage out front prior to 2:00 pm
2) Please put all dirty dishes in the dishwasher and run the dishwasher as you leave.
3) Please empty the refrigerator and freezer when you leave.
4) Please leave all sheets on the beds.
5) Please also leave all used towels on the hooks in the bathrooms.
6) If you have spilled anything on our rugs that you have not been able to clean up – they rent Rug Doctors at Publix and WalMart (it’s a lot cheaper to rent that and clean the rugs than forfeit your security deposit for a rug stain).
7) Please leave a set of keys on the hook in the kitchen and make sure all doors are locked when you leave.
8) Check Out by 10am. The cleaning team comes promptly at 10am to turn over the unit for the next guests. Late departure will be an additional charge.
9) Please leave the house as you found it. Excessive departure cleaning will incur additional charges

FINAL NOTE:

This is a NON-SMOKING home, no smoking is allowed in the home, on the patios, or on the walkway in front of the house at any time. You will be charged an additional cleaning fee and forfeit your damage deposit if this rule is broken.

Damage Deposit Policy
As a security deposit alternative, Houfy Protect, an upfront nonrefundable low cost property damage protection policy for just $5 per night, is taken at time of booking.
Cancellation Policy
If you cancel at least 30 days before check-in, you will get 100% back of the amount you have paid (the 30% charged at booking). If you cancel between 14 and 30 days before check-in, you'll get back 50% (nights only, but 100% of cleaning fee and security deposit - that wouldn't be fair to keep that!). If you cancel within 14 days of your reservation, there is no refund (but I'm open to discussions!)

The first payment will only charge 30% of the total "rent" and the cleaning fee (and 12% on top of that for taxes). The remaining 70% of "rent" and the cleaning fee will be charged 30 days before arrival - and will include 12% for taxes.
